Every year the listed housing inventory in the Coachella Valley increases dramatically in the winter "season".  In the summer of 2014 the listed inventory was below 3,000, and in the winter season of 2014/2015 the inventory shot up to 4,948.  In the summer of 2015 the inventory was around 3,500, and in the winter season of 2015/2016 the inventory peaked at 5,498.  What does this mean for sellers?  Less competition is on the market in the summer!  For the last two years almost 50% of home sales have taken place in the summer.   Bottom line: we're here through the summer and ready for business!

Real Estate Trends:

April 2016 is a Seller's market! The number of for sale listings was up 5.2% from one year earlier and up 9.4% from the previous month. The number of sold listings decreased 10.6% year over year and increased 0.7% month over month. The number of under contract listings was up 6.6% compared to the previous month and up 11.5% compared to the previous year. The Months of Inventory based on Closed Sales is 3, up 19.8% from the previous year.

The Average Sold Price per Square Footage was down 1.9% compared to the previous month and up 1.3% compared to last year. The Median Sold Price increased by 0.2% from last month. The Average Sold Price also decreased by 0.2% from last month. Based on the 6 month trend, the Average Sold Price trend is "Depreciating" and the Median Sold Price trend is "Neutral".

The Average Days on Market showed a downward trend, a decrease of 8.2% compared to the previous year. The ratio of Sold Price vs. Original List Price is 96%, was the same compared to the previous year.
