Misconception Corner:

Affordable Housing
The Planning Division has been following a community discussion on social media about housing needs and challenges in the Mat-Su. Like the rest of the country, the Mat-Su is experiencing a buying boom and a rental shortage. Thus far, some Mat-Su residents who have commented, have asked for the local government to step in and help increase the diversity of housing options. At this time, the MSB does not have a traditional zoning code that would guide development to create more diverse housing options.

What the MSB does have is a zoning code that encourages developers to be creative and to plan developments with housing diversity and mixed-use development in mind. Title 17.36 of our zoning code outlines a Planned Unit Development process where developers decide to zone themselves. The benefit for a developer, in designing a planned unit development, is that some aspects of our subdivision code are waived; for example, minimum lot size is decreased and some of the lot line setbacks are eliminated, which allows for increased housing density and diversity. Though the MSB has this provision in code to encourage developers to design for all incomes, the code requirements are not frequently utilized.

As the Planning Division embarks on the Core-Area Comprehensive Plan update in 2022, housing will be a topic that gets explored with residents. Hearing from residents, business owners, and realtors about what the community needs, will be important as we develop goals in the plan. Once adopted, the comprehensive plan will outline options available to policymakers to support the community's housing needs more directly.
