Maryville-Clarendon Park - what's the latest?
Most of you have heard about the proposed development for the west side of Clarendon, between Montrose and Agatite.  For those uninformed, JDL developers have proposed purchasing the site, and have been working with the Alderman and the community to come up with an agreeable plan.  As the project stands now it would have two buildings with a total of 842 rental units in a mix of studios, 1, 2 and 3 bedrooms, and some 2-level town homes; 637 parking spaces, and 30,000 s.f. of commercial space on the first 2 floors.  5-10% is planned to be affordable housing units.  Please click on the Alderman's link below and go to Projects, Zoning and Development, to see renderings and plans.

There is also a piece of property on the east side of Clarendon, which currently has a building in very bad shape.  JDL would be purchasing this piece of land as well, but is going to leave it up to the community and the Zoning and Development Committee to decide what to do with that piece of property, adjacent to the park.

Ideas that have been circulating are the following:

  • Demolishing the building and incorporating the land into Clarendon Park.  The Park District has said that they will make youth soccer fields there if they are given the land.
  • Historic preservation of the building, and reuse of the existing building.  The word is that this building is in terrible disrepair.
  • Demolish the building and build a restaurant with a large outdoor space (this was JDL's original suggestion)
  • Demolish the building and build something that would bring more tax revenue for the field house renovation (higher-density retail)
  • Demolish the building and build a parking garage.

Sonic Burger Coming Soon

The chain Sonic Burger is coming to Uptown on the corner of Kenmore and Wilson.  They are planning on breaking ground this spring, and hope to have a 90-day build-out. 

Wilson el Station

The rehab of the Wilson El station keeps getting pushed back, however as of today, the project is supposed to start this fall.  The station will NOT be closed during construction.  Due to all the digging and demo'ing that will be going on, rat baiting will be happening before and during the process.  The exact placement of the new entrances has not yet been defined.

Cedar Flats

Jay Michael and partners have purchased 6 vintage buildings and four-plus-ones in the Uptown and Edgewater neighborhoods. The two closest to us are 1325 West Wilson and 1025 West Sunnyside.  The plans are to rehab these buildings into reasonably priced rentals from studios to two-bedrooms, with rents ranging from $800 to $1400.  Their motto is "Big Style in Smart Places".
