Maryville-Clarendon Park - what's the latest?
Most of you have heard about the proposed development for the west side of Clarendon, between Montrose and Agatite. For those uninformed, JDL developers have proposed purchasing the site, and have been working with the Alderman and the community to come up with an agreeable plan. As the project stands now it would have two buildings with a total of 842 rental units in a mix of studios, 1, 2 and 3 bedrooms, and some 2-level town homes; 637 parking spaces, and 30,000 s.f. of commercial space on the first 2 floors. 5-10% is planned to be affordable housing units. There is also a piece of property on the east side of Clarendon, which currently has a building in very bad shape. JDL would be purchasing this piece of land as well, but is going to leave it up to the community and the Zoning and Development Committee to decide what to do with that piece of property, adjacent to the park.
Ideas that have been circulating are the following:
Demolishing the building and incorporating the land into Clarendon Park. The Park District has said that they will make youth soccer fields there if they are given the land.
Historic preservation of the building, and reuse of the existing building. The word is that this building is in terrible disrepair.
Demolish the building and build a restaurant with a large outdoor space (this was JDL's original suggestion)
Demolish the building and build something that would bring more tax revenue for the field house renovation (higher-density retail)
Demolish the building and build a parking garage.
