Leverage $$ & Get in the Game:

You've found an investment that fits your model, whether it be Fix/Flip or Buy/Hold.  You've run your numbers and the deal pencils out well for you.  You're going to lock in your equity and take advantage of your good wholesale price as soon as you close on the property next week.  You've got it all figured out, except you're short on money to close the deal!

Unless you were born independently wealthy (which we weren't), it happens to all of us at one time or another.  Our company currently owns 13 projects in our remodeling pipeline, and 6 of them are leveraged with hard money loans, 4 are leveraged with seller financing and JV relationships, and the remaining 3 are owned free and clear with our cash.

The point is, we could just stick with the 3 properties that we had the cash on hand to complete, but then we would be passing up on the opportunity to leverage ourselves (& other people's money) to make incremental profits on the additional 10 properties!  So there are certainly times when hard money financing, even with their typical double digit interest rates, make really good business sense. We have used the services of many different hard money lenders over the years, and it has worked the way it was supposed to -- they made money and we did too!

We're in a good, stable market that rewards investors who buy and execute on good deals. If you are currently on the sidelines because you don't have the cash in
hand to buy a good deal, it's time to leverage your cash & get in the game. It's natural (and savvy) to want the lowest interest rate, but while hard money generally comes with higher interest rates, the tradeoff is that you get wholesale properties at hopefully many $1000's cheaper than you could otherwise get if you weren't able to buy on wholesale terms.
