Remodeling Tip- Make your House Look the Best at the Optimal Times:

You've just spent tens of thousands of dollars remodeling a house, on top of the funds needed to acquire the property. It's the peak summer season and you've got it on the market to sell -- so it's Mission Accomplished, right?

Almost. 

Now you want your remodeled beauty to show as best as it can, just when you need it most. The majority of home showings still occur on the weekends. That is when realtors are especially active taking their clients around to see houses, or holding Open Houses. So that is when you want to ensure your property is looking its best.

A good practice is to visit each of your listed properties on Thursday or Friday morning of each week, to check on the following:


1) Check the grounds for litter:  Make sure there is no trash laying around (monsoon storms in the Phoenix area can be very localized and make a mess in a hurry).

2) Check your lockboxes & outside lights: Ensure that the proper keys are (still) in your MLS or contractors lockboxes, so that your buyers will be able to access them when needed. Put those exterior lights on (one in front, and one on back patio) in case they were turned off by someone during the week.

3) Let your buyers feel the A/C: While you might leave the A/C at the warmest setting during the week, it could be prudent to drop it down to a more comfortable setting for the weekend high-traffic period. 

4) Green & Clean: Have your landscaper hit all of your properties on Friday mornings, to cut the grass, trim any hedges, and do general cleanup before your buyers come through.

There's no magic to any of this, but following these simple steps will ensure that your investment is best poised to show well, get a strong offer, and deliver profits back into your bank account.
