The Power of using Seller Financing to purchase Real Estate:

Whether you're an Investor, a Realtor, or an Owner Occupied Buyer, Seller Financing is an awesome tool to help achieve your goals.  Seller Financing can be structured using several different techniques, but the most common form is a private seller carry-back loan.

            For those of you who are Investors, even if you have a stockpile of cash and good credit, using OPM (Other People's Money) makes excellent business sense.  You can often negotiate reasonable interest rates and terms, while typically avoiding traditional lender fees (points) and prepayment penalties. It's a great way to leverage your resources, save expenses and save your credit.

            For our Realtor friends, you are likely to have recently encountered clients who would like to buy a family home, but whose credit has been damaged due to the recession we are emerging from, and they cannot qualify for a conventional loan on the house or neighborhood they want. But by locating a property with Seller Financing for them, you can provide a valuable service for you clients and earn a commission that might not otherwise have been possible.

            The Title Company (or closing attorney is some states) who is handling the escrow transaction can typically help with the preparation and execution of the necessary Seller Financing documents (such as a Promissory Note and Deed of Trust in Arizona).

            How do you locate these properties that offer Seller Financing? Well, your local Realtor Multi-List system can be a source - such systems often have fields that can be queried by a realtor to find properties where the owners are willing to provide Seller Financing.  Real Estate Wholesalers can also be an excellent source of these deals, and their properties are often off-market, which can translate into less competition, and possibly a better deal for you or your clients.
