Budget Saving Tip - Make your Tile Sparkle again:

Whether you're renovating a house for retail sale, or fixing up a rental, replacing flooring can be an expensive endeavor. Carpet typically costs at least $14 per square yard, for carpet/pad/installation. Tile floors cost significantly more to put in, particularly after considering the cost of the tile, thinset, grout, and labor to install it.
On an basic 1800 s.f. house, new flooring throughout the house could easily run you $5,000 or more, including demo and replacement.
So it makes sense to evaluate the flooring before automatically replacing it. Sometimes the existing tile and dirty grout can be professionally cleaned for a fraction of the cost to replace it. The same goes with carpet, particularly if it is less than 5 years old and not too heavily soiled.
I’m not referring to renting a machine at the local supermarket and using that to clean the carpet or tile. The key is to utilize a professional who has the right equipment to get higher quality results. You want that tile to sparkle again, the grout to regain its true color, and the carpet to be both clean and soft again.
Not every house will be a good candidate for saving the existing flooring, but the savvy investor should take a good look at it, and maybe get an opinion and quote from a professional cleaning company, before deciding to replace it. The savings could easily exceed $1000’s if the flooring can be salvaged.
For example, here is a local Phoenix area company that charges only $150 to professionally clean the carpets of a 1-story house (up to 2500 s.f.!), and will also clean that house’s tile and grout for just $70 more. I’ll take a $220 investment over a $5000 investment any day, especially for our rental properties. Here is more information about this company – feel free to research and contact Dominic’s team:
