Southdale Autumn Newsletter 

Through these e-newsletters we will update you on the Southdale development by EWP Investments Ltd (EWP), one of Scotland’s largest and fastest growing regeneration projects. Please take a few minutes to read this newsletter, which includes updates on the new primary school, construction programme, the Housebuilding Infrastructure Loan Fund and new footpath.

Southdale is an exciting £400 million development situated in the south of Armadale, West Lothian and includes housing, commercial and community facilities. To date an Asda supermarket, Arnold Clark Citroen dealership and 191 houses by Bellway and Taylor Wimpey have been delivered. 

Once complete Southdale will include:

  • around 2,000 houses and flats (including future phases)
  • new primary school
  • other local amenities and services including:
    • shops, cafes and restaurants
    • leisure uses such as a hotel, cinema and extensive public parks
    • potential for the delivery of a new health centre for the town, as well as dental surgery, opticians and other associated uses
  • employment uses including industrial, distribution, offices, business and trade parks

The proposal is sustainable in terms of attracting new businesses and encouraging local trade and travel within Armadale, connecting Southdale with other communities. It will create a lively community with a fresh identity and a long and exciting term future.

Marston's Restaurant, Nursery & Housing 

Construction of  the Marston’s pub restaurant, to be called “The Rowan Tree”, is underway and it is estimated that it will open in Spring 2015. It will provide employment opportunities for 40 full and part-time staff. Further information here.

A private nursery, run by childcare operator, Wee Gems, is anticipated to open by the end of this year. The nursery will provide 90 places for those from birth to 5 years old and is being built by West Lothian family business, A&B Brown builders. Further information here.

Construction of 170 houses by Bellway and Taylor Wimpey - in addition to the 191 houses delivered to date - is well underway.

New primary school

The Council Executive of West Lothian Council has agreed that a new primary school in Southdale should proceed on the basis of an eight classroom structure. This will deliver the required number of classrooms for the first phase as well as nursery and two year old provision, together with ancillary provision such as a gym hall, dining area and other learning resources. It is intended that the full cost of the school will be funded by developer contributions but forward funded via borrowing is required to ensure that the school is available for the 2016/17 academic year.

Housebuilding Infrastructure Loan Fund

Southdale has received £350,000 from the Scottish Government's Housebuilding Infrastructure Loan Fund (HILF). This has allowed forward funding of infrastructure works required to deliver the next phase of housing being constructed by Bellway and Taylor Wimpey.

Cabinet Secretary for Training, Youth and Women's Employment, Angela Constance MSP said:

"I am very pleased that the Scottish Government has been able to invest in the next phase of Southdale. We will continue to work with West Lothian Council, firms and key stakeholders to ensure the project continues to develop, strengthening Scotland's infrastructure and boosting economic growth."

New footpath

A new footpath between between the park and ride at Armadale Station - across the station platform - to the Asda supermarket has been completed, giving shoppers convenient access between station and store.
