Terraseeding Continues This Week and Next

Brookfield Properties notified us that Express Mulch is onsite to terraseed more areas, taking advantage of the forecast rain. The crews have improved the installation method and moisture in the mix to minimize the dust and disruption. See the map below for areas.
  • Areas 1, 2, and 3 were already done, except minor touch-up in 2 & 3.
  • Areas 5, 6, and 7 will be treated this week. 
  • Areas 4 and 8 will be started next week.
  • Areas 9, 10, and those marked TBD have not yet been scheduled.
  • Timing may vary based on weather.
"The contractor will make every effort to minimize dust, but it is not possible to contain all dust. Please take necessary steps to protect your exterior furnishing. Please make sure house/vehicle windows are closed. Neither the Developer or the contractor will complete a post application cleaning of private property. If cleaning is needed, this will be the resident’s responsibility."

Saving Water to Reduce District Expenses

Did you know that watering and maintenance of the landscaping within the district accounts for nearly 50% of the expenses in the annual operating budget? This directly affects homeowner quarterly assessments. In April 2021, the Board of Directors approved a contract with Hydrosystems to conduct a detailed audit of our far-flung irrigation system and the annual water use in the common areas. The Inspiration Metro District contains a huge amount of open space with a large number of irrigated areas to manage.

Parts of the irrigation system were installed by different developers over time, some components are ten years old, and better water-saving parts have been devised in recent years. Efficient management of our huge infrastructure necessitates good information, and the water audit finally provided a complete picture of what we have and how well it works.

Hydrosystems pinpointed where our irrigation system requires the most urgent repairs, where we can save on the use and cost of water, and how we can take advantage of the newest smart technology for reducing future use and expense. Based on audit results, the Board approved a strategy for investing in water conservation to reduce future costs. Public Alliance put together an order for the latest water management technology and oversaw its installation. It will become operational in April when we start up the irrigation system.

This is the first of an ongoing series about water conservation in the district.

Committee Meetings This Week

Three of our four resident committees are meeting this week. Tonight is the Common Area Committee with a full agenda. Tomorrow night (Weds) is the Residential Improvement Committee meeting (view agenda). These meetings are where residents provide input on many issues before they are brought to the Board of Directors. 

Thursday night is the Social Committee meeting. Drop us an email if you have any food truck requests. We are booking early to get your favorites including Sazón, Hangry Ohanas, Crescent City Connection, and Rita's Italian Ice and Frozen Custard.
