As you probably know, Curaçao is part of the Kingdom of the Netherlands. While there are supporters and opponents, people from Curacao are generally very royalist. Upcoming month we are honored to welcome important guests; the King and Queen of the Kingdom of the Netherlands are visiting Curaçao. This will be the first visit after ascending the throne on April 30 this year. King Willem-Alexander, accompanied by Queen Máxima, have visited all the Dutch provinces and will now visit the Caribbean parts of the Kingdom. Mark the date; November 18 and 19 they will come to Curaçao and you have a chance to see them! As we have seen on previous visits, especially Queen Maxima feels very at home on our island, probably because of her Latin American origins. Do you also (want to) feel at home in Curacao? Then have a look at our special listings this month, check out our website, realestate.cw for more listings, or contact our office. We are happy to assist you!
The rental market in Curacao differs slightly from most countries. Reason for this is that many newcomers either come for a fixed period (expats, trainees, people on a sabbatical) or want to get to know the island before purchasing a home. Therefore, people who are / have been home owners in their native country become rental clients in Curacao. This results, for instance, in a higher than average demand for luxurious rental homes. If you are considering to rent out your home, it may help to know what market to focus on.
Curacao has a steady demand for homes in all kinds of categories, both furnished and unfurnished. Sometimes a few minor adjustments can improve your homes market value substantially, please feel free to contact your agent to setup a brainstorming session.
Furnished or unfurnished
For some newcomers, moving their household effects is part of the expat package, or they just value their own furniture so much they invest in shipping it. For others, it feels more comfortable to store their household effects for a few years, or they decide to rent out their home overseas fully furnished. Curacao has a steady demand for furnished rentals in all price categories. Even when newcomers decide to ship their household effects, they may be in need of a furnished rental for a few months while waiting for the container to be shipped.
Families from all parts of society take the leap and move to Curacao for a year or longer. This group of people generally likes to rent nearby schools. Schools in high demand by Dutch speaking families are Dr. Albert Schweitzer School (Salina), Johan Van Walbeeckschool (Mahaai), Klein College (Salina), Schroederschool (Julianadorp) en Pipita Basisschool (Jongbloed). English speaking families tend to search nearby the International School of Curacao (Emmastad) and Curacao American Preparatory School (Jongbloed). Some families prefer to rent in gated communities, partly for security reasons, partly to enable their kids to bike on the streets and partly for the amenities a resort may offer. If you are focusing on renting out to families with kids, amenities like a swimming pool, even a small one, or a play structure may get you that step ahead of others.
