On the tenth of this month (10-10) we’ll raise the flag and celebrate the third birthday of our nation on "Dia di Pais Korsou" (Day of Curacao). People from Curacao are proud of their island, as you can see in this issue’s “Curacao in the media”: we share happiness in the victory and success of our island's children (yu di Korsou) all over the world! The awareness and the importance of a clean island have motivated lots of people to clean up our island all together during the 'Curacao Clean Up' day. Sambil Curacao Shopping Mall - Construction on schedule and 70% of stores rented already

Construction of the prestigious Sambil Curacao Shopping Mall, situated in Veeris Commercial Park, just in between Weg naar Westpunt and Rector Zwijssenweg is right on schedule. Sambil Curacao Shopping Mall will host approximately 150 stores, a food court with 26 restaurants, 6 full service restaurants, a cinema with 8 screens and parking space for 1400 cars. The official opening is scheduled for April 2014.

Freddy Cohen, family member of the Cohen family that owns the Sambil-chain, recently visited the island. "70% of the stores are leased by local businesses", he stated during his visit. Sambil Shopping Centre Curacao will create ample employment.

Sambil Curacao will be the 9th branch of the Sambil chain. The Cohen family also owns 7 shopping malls in Venezuela (Caracas, Valencia, Margarita, Maracaibo, San Cristobal, Barquisimeto, Paraguana) and one in the Domician Republic. The chain will likely attract visitors from Venezuela and other Latin American Countries.


RE/MAX BonBini Agents will promote Curacao as destination and investment opportunity during Venezuelan Expo Habitat International

Several team members of RE/MAX BonBini will attend the Expo Habitat International in the JW Mariott in El Rosal Caracas, this coming October 30th - Nov 3rd. RE/MAX BonBini aims to showcase the island of Curaçao and its many interesting investment opportunities, like Blue Bay and Kura Hulanda, amongst Venezuelan investors. CTB has agreed to join in and will hold a 1-hour presentation in the JW Mariott auditorium on november 2nd. RE/MAX BonBini has invited all Venezuela based RE/MAX members to attend and learn not only about the island and the investment opportunities, but also about the rewarding RE/MAX BonBini referral program.

The Expo Habitat International is widely promoted in Venezuela and gets ample press attention by major Venezuelan newspapers, television and radio channels. A total of 30.000 personal invitations have been sent out, 15.000 VIP passports have been given out. Approximately 40 major businesses will showcase their services during the expo.


Real Estate Tax Ordinance will replace Property Tax Ordinance as of 1-1-2014

On April 15th of 2013, the Curacao Parliament adopted the Real Estate Tax Ordinance (Landsverordening Onroerende Zaak Belasting), which will replace the current Curacao Property Tax Ordinance (Landsverordening Grondbelasting) as of January 1st of 2014. The most important changes is the introduction of a progressive tax rate and the fact that it will no longer be possible to pay in 4 installments.

Real Estate Tax will need to be paid within 2 months after the issuance of the real estate tax assessment. Quarterly installments are no longer an option under the new tax ordinance.

Real estate tax will be levied on the value of real estate located in Curacao, this includes all real estate from undeveloped land to a fully developed property, save certain exemptions. Real estate tax will be levied from persons having the enjoyment of the real estate, either by possession or by limited right as of January 1st of each tax year.

Value appraisal
The taxable value of real estate will be based on the fair market value, property will be compared to similar real estate. In case no comparable property is available, appraisal will be based on either "annual rental value" or "discounted cash flow method". If, however, the replacement value exceeds the annual rental value or the discounted cash flow value, replacement value will be used to determine yearly taxes. Value appraisal will take place once every 5 years, starting January 2014. Please note carefully that objections against property value appraisal are only accepted during the first two months after the date of the appraisal.
